What's Included in a Stock Plan Set

When you purchase a set of stock plans from Eckstrom Home Designs, you’re purchasing a single-use license to bid, permit, and build the home shown in the plan set. Each set includes the architectural drawings and details needed to clearly communicate the design and help guide your project from planning through construction.

OPTIONAL: Architectural Rendering

This optional rendering sheet provides a photorealistic visualization of the home’s exterior, bringing the architectural drawings to life with realistic materials, colors, lighting, and landscaping. While finishes and site conditions may vary based on your selections and building location, the rendering offers a helpful representation of the home’s overall character, proportions, and curb appeal, making it easier to envision the completed design.

A-1 — Code Information & Abbreviations

This sheet establishes the general code and construction information used throughout the plan set. It includes applicable residential building code excerpts, life-safety and construction requirements, commonly used architectural abbreviations, and other reference information intended to help the builder, contractor, and permitting officials interpret the drawings.

A-2 — Typical Construction Details

This sheet provides typical construction details that illustrate how key components of the home are intended to be assembled. Details include floor and wall framing connections, foundation and garage frost wall conditions, deck connections, flush beam conditions, and other common structural interfaces. These drawings provide additional guidance beyond the floor plans and elevations to help communicate typical construction methods.

A-3 — Front & Right Exterior Elevations

This sheet illustrates the proposed front and right-side exterior elevations of the home. The drawings communicate the overall architectural character, exterior proportions, roof forms, window and door locations, siding transitions, trim, porch elements, and key building heights. Elevations provide a clear representation of how the finished home is intended to appear from each exterior side.

A-4 — Rear & Left Exterior Elevations

This sheet illustrates the proposed rear and left-side exterior elevations of the home, completing the exterior documentation begun on the previous sheet. The drawings show window and door locations, rooflines, exterior materials and trim, grade relationships, and important vertical dimensions, providing the builder with a coordinated view of the home's complete exterior design.

A-5 — First Floor Plan

This sheet provides the fully dimensioned first-floor layout of the home, showing room locations, wall configurations, doors, windows, stairs, cabinetry, plumbing fixtures, and other key architectural elements. Detailed dimensions, notes, schedules, and life-safety information give the builder the information needed to accurately lay out and construct the first floor.

A-6 — Second Floor Plan

This sheet provides the fully dimensioned second-floor layout, including bedrooms, bathrooms, closets, circulation spaces, doors, windows, fixtures, and other architectural features. Dimensions and construction notes establish the size and location of the home's interior spaces while coordinating the second floor with the structure below and roof above.

A-7 — Low Roof Plan

This sheet illustrates the home's lower roof areas and their relationship to the floor plan below. Roof slopes, overhangs, edges, intersections, and other key dimensions are identified to help communicate the intended roof geometry and coordinate these areas with the exterior walls and overall design.

A-8 — High Roof Plan

This sheet illustrates the primary upper roof configuration of the home, including ridges, hips, valleys, roof slopes, overhangs, and major roof intersections. The plan provides the dimensional information necessary to understand and construct the overall roof geometry while maintaining the intended exterior proportions of the design.

A-9 — Foundation Plan

This sheet provides the layout and dimensions for the home's foundation system, including foundation walls, footings, basement areas, garage slab, porch supports, openings, and other below-grade conditions. It establishes the footprint and primary dimensions needed to begin construction and coordinate the foundation with the structure above.

A-10 — First Floor Framing Plan

This sheet illustrates the structural framing layout supporting the first floor, including floor joist direction and spacing, beams, headers, bearing locations, openings, and other framing components. Supplemental framing details and notes provide additional guidance for constructing and coordinating the home's structural floor system.

A-11 — Second Floor Framing Plan

This sheet illustrates the structural framing layout supporting the second floor. Joist locations and direction, beams, headers, bearing conditions, stair openings, and other structural elements are identified to help communicate how loads are transferred through the home and coordinate the framing with the architectural layout.

A-12 — Ceiling & Low Roof Framing Plan

This sheet provides the framing layout for the upper-level ceilings and lower roof areas of the home. It identifies framing direction, beams, headers, bearing conditions, roof framing, and important openings to coordinate the structure with the architectural roof geometry and spaces below.

A-13 — High Roof Framing Plan

This sheet illustrates the structural framing of the home's primary roof system, including rafters, ridges, valleys, hips, beams, bearing locations, and other major framing components. The drawing coordinates the roof structure with the architectural roof plan to clearly communicate how the home's more complex roof forms are intended to be framed.

A-14 — Building Section(s)

This sheet provides a vertical cut through the home to illustrate how the foundation, floors, walls, stairs, ceilings, and roof relate to one another. Key elevations, floor-to-floor heights, ceiling heights, structural relationships, and other vertical dimensions are shown to give the builder a clearer understanding of the home's construction from foundation through roof. The quantity of building sections provided within a set of plans will vary based on the complexity of the design.
